I have an MBA in Marketing at Queen's University. My expertise is Marketing and Sales. For 20 yrs I have been marketing & selling at 20- 30 % higher than my competition. Houses and Commercial businesses are no different. There are certain ways to position a home to sell for the greatest value. One thing I realized when I started real estate is that they don't teach the agents how to market your home. They just simply put the listing on the MLS and pray. There are specific things you need to do to sell your home at it's greatest value. If your real estate agent is telling you to put your price reasonable to sell it quickly, you should be asking yourself, who really benefits from selling your home quickly at a lower price? Who are they really working for? I limit the amount of listings that I will take so I can market your home properly and thoroughly. I will gaurantee that no realtor shares this philosophy, because it limits their own income. I am obligated to do this in order to sell your house at it's maximum value; however, in order for a realtor to maximize his/her income , they need to sell your house quickly to move onto the next one. As you can see their is a conflict here.
