Years in Business: 10 Clients I'm Seeking: Buyers, Sellers, Investors, Property Owners looking for Property Management Services About My Business: Suncoast Realty Services Excellence, Dedication, and Personalized Service We offer full-service, comprehensive residential property management including:  Thorough and extensive marketing of available properties locally, state-wide, nationally, and internationally through our professional memberships and affiliations.  Property staging, where necessary, to make the home inviting and appealing to all new potential tenants.  Controlled and strictly monitored showings of all properties for protection of the owner’s investment.  Intense screening of all prospective tenants including thorough background, criminal, and credit checks, as well as, employment verifications.  Prepare and execute the property lease, perform an extensive “Move-In” and “Move-Out” walkthrough with every tenant and take photographs of the property prior to move-in and move-out.  We collect all monthly rental payments from tenants and pay monthly rental amounts to the property owners.  Provide detailed statements to the property owners, each month, with a complete accounting for all expenditures related to the property, its maintenance, and special services performed to insure the integrity and required care of the property. All such costs are the responsibility of the property owners. Those costs are deducted from the monthly rental payments to the property owners and we always provide receipts for work performed with monthly statements and rental checks to the owners.  Our service is a very hands-on operation. We are working 24 hours a day, 7 days a week, 365 days a year. We are always on call to our property owners and their tenants as well.  We handle any and all emergency situations that may arise and require immediate attention for the preservation and protection of the properties we manage. Such emergencies may arise at any time and we handle these issues as soon as they occur. Whether at 2:00 PM in the afternoon or 2:00 AM in the morning we take corrective action immediately.  We handle all property repair requests from tenants, or those we determine may be needed, to properly maintain the integrity of the property.  We arrange and oversee all preventive maintenance for the property, as well as, regularly scheduled maintenance for air conditioning, electrical, and plumbing systems as required.  We endeavor to build a good relationship with all tenants beginning with their application acceptance throughout the term of their lease. If they are good tenants we want them to stay with us as long as possible and sign another lease when their current lease expires.  We require all tenants to purchase rental insurance prior to move-in.  If a tenant should violate the terms of their lease, such as non-payment of rent, we promptly begin “Service of Notices” to the tenant and, if necessary, we handle the “Legal Eviction” process to remove the tenant from the property. Our goal is to place well qualified tenants in your property, establish a good working relationship with all tenants, in order to keep good tenants in every owner’s property as long as possible, to insure a continuous return on your investment through monthly rental income. These are our basic property management services but we can also provide specific specialized services as requested by property owners.
