Curzon Property Limited is a property development company established in 2010 with a focus on central London residential development opportunities. The aim of the Company is to generate profit through the development and sale of high quality residential and also mixed use development schemes. The Company’s senior management team are chartered surveyors with a combined 30 years of professional property experience in London, the UK generally and also throughout continental Europe. The skilled management team have a reputation for integrity, trustworthiness and a disciplined and professional approach. The Company seeks to operate in partnership with an investor or investors who may wish to take either a silent role or perhaps participate in a non-executive capacity within the company. The following criteria are targeted for the Company's real estate development projects:- • Prime central London locations and targeted growth locations within the greater London area • Lot sizes typically from £1m total acquisition and development costs • Development timescales of typically 6-18 months per project • ROI (Return on Investment) - each development project will target a minimum 20% profit on total development costs The investor/s will be offered 100% of individual development project profits up to 20% profit on total development costs. Any profit in excess of 20% profit on cost will be shared 50/50 between the Company and the investor/s. This is based on the investor providing the total equity required for any particular development project. There is also the potential to use senior bank debt and mezzanine funding in addition to investor equity to increase the % return on equity investment. The Company will apply a 15% development management fee for each development which will be included within the total development costs. Investment Required An initial working capital investment of £5million is sought to provide funding for development projects and to establish and grow the company into a highly regarded and reputable developer of high quality niche property developments in central London using the best materials, craftsmanship and professional team advisers. The investor will have an exciting opportunity to participate at an early stage and contribute to the growth of the Company into a developer of high quality niche property developments. Investor funds will only be used after careful selection, appraisal and approval of individual development projects. I would welcome the opportunity to speak with or meet with potential investors in the first instance followed by a full presentation regarding the Company including provision of a detailed business plan and sample development schemes.
