Conventional - Bridge - Hard Money - Construction - Major Renovation - Acquisition - Refinance - DPO - Partner Buy-out - most property types including special purpose, vacant and select land. US and international. $2 million minimum loan amount. We provide Proof of Funds, Standby Letters of Credit, and also make loans against SBLCs and other financial and banking instruments. $1 million minimum. We offer conventional long term and short term financing - recourse and non-recourse, for quality borrowers with quality properties. We also target hard-to-finance transactions – loans which are unable to be secured from conventional lenders due to problems with the real estate, problems with the borrower or principals of borrower, problems with the transaction itself, or any combination. These include owner-occupied, single tenant as well as most multi tenant commercial properties, multifamily, hotels, self storage and special purpose. We will look at: Debt buy-downs. Fractured condos Construction Completion of construction BK discharge/avoidance Foreclosures DPO Loan/REO Portfolio financing We do NOT make the following types of loans: RV parks Single family or other residential home loans even if investment.
